PROPERTIES OF THE MONTH

Masons Barn, Haverfordwest, Pembrokeshire

by Webmaster, 30th January 2017

A beautifully converted barn with additional studio annexe, outbuildings, plus 10 acres of land, that makes for a dream coastal family home

Located in the town of Haverfordwest, Pembrokeshire, with the beaches of Little Haven and Marloes Sands, as well as the Dale Peninsula and Skomer Island all within easy reach, Masons Barn is perfect for anyone searching for a coastal idyll to call their own. Along with the stylish barn conversion, which comprises the main family home, the new owners of the property will also acquire a separate studio annexe known as The Haven.

Operated as a successful bed and breakfast since 2013, the annexe would also serve well as a place for older relatives or teenagers. What’s more, the property also includes further outbuildings comprising a garage, workshop and office space, all set in just over 10 acres of young woodlands and landscaped gardens.

The renovation work on these former farm buildings has been carried out to a very high standard, and includes environmental and energy-saving features such as rainwater recycling, PV panels and a biomass heating system. Together, these features, along with woodland management grants, bring in income for the current owners.

In the main house, the hallway boasts travertine-tiled flooring and leads to an open-plan living area with lounge, kitchen and dining space. This part of the house features a wood burner, while a number of windows flood the room with natural light. In the kitchen there’s a bespoke, locally-made island, along with granite work surfaces and a Rangemaster Professional.

The ground floor is also home to a double bedroom, which has windows overlooking the property’s front courtyard and French doors out to a rear patio.

From the hall, an oak staircase rises to the first floor, where a landing gives access to the remaining accommodation. The first bedroom has oak flooring, dual aspect windows and an en-suite with corner shower. In the family bathroom, there’s a shower with a rainfall head and a double-ended bath. The remaining bedroom is another double and it has an oak vanity unit along with vaulted windows offering countryside views.

Outside, The Haven is located on the far side of the courtyard and has an open lounge, a conservatory and bedroom with en-suite shower room. The annexe also has its own parking area, side and rear gardens, plus a seating area. The large garage and workshop building, meanwhile, is timber- framed and there’s a log store alongside.

With plenty of flexible accommodation suitable for family and friends, the potential to bring in income and a fantastic location in a vibrant Welsh town just a stone’s throw from the stunning Pembrokeshire coast, Masons Barn certainly has plenty to offer whoever is lucky enough to own it.
