PROPERTIES OF THE MONTH

Linden Hall, near Ross-on-Wye, Herefordshire

by Webmaster, 22nd January 2018

A delightful converted barn with a tree-lined driveway and grand, carefully designed rooms, ideal for a family looking for their own secluded spot

This beautiful home in rural Herefordshire is impressive even before you get to the front door. Its long driveway, initially lined with lime trees, then with silver birch, gives you the feel you’re about to see something rather special.

And upon arrival, Linden Hall doesn’t disappoint. Believed to have been built in the 18th century, a full conversion took place around 20 years ago and the Grade II-listed building is full of huge oak beams, and exposed stone and brickwork.

As you enter, a spacious reception hall with flagstone floor and windows overlooking the tree-lined driveway, gives a flavour for what’s to come, as you open the antique pine door leading to the dining room. This is currently being used as a music room with exposed stonework and a beautiful wrought iron circular stairway leading to the first floor landing.

The main reception room is a real highlight of the ground floor, with a timbered apex ceiling, a stone staircase leading up to the mezzanine level, Velux roof windows offering ample light, and French double doors leading to a paved courtyard.

Also on this floor is a garden room with oodles of natural light through full-length French doors and a view of the rear garden. There’s a study, a kitchen/breakfast room with Corian worktops, a tiled floor and lime oak units.

Upstairs is a master bedroom with apex ceiling and wall timbering, a Velux roof window and an en-suite bathroom with a panelled bath. There are three further bedrooms on this floor and a bathroom which again has a panelled bath as well as a Mira Event electric shower.

Outside are two stretches of lawn with numerous shrubs and trees, including viburnum, magnolia, flowering cherry and red oak.

The courtyard is brick paved and there’s a garage/workshop block, which has an electricity generator, controlled from inside the house.

There’s an easy-to-maintain walled rear garden with a small wooden bridge crossing a stream that recirculates from a large pond.

Also on the property is a small, conical stone building that houses a well, and a two-storey stone granary with lots of potential and a full-size snooker table that’s also for sale, separate to the property.

If you dream of life in a spacious, beautifully-designed family home in a sought-after part of rural Herefordshire, take a look at Linden Hall.
